The turning of the calendar into 2017 marks the official end of the holiday season. If you have a family, this is usually the time of year you try and cut back to make up for the previous months spending spree. We wanted to get you started with some of our favorite money saving tips that you can implement in this upcoming year. 

Implement The 30 Day Rule
If there is something you want like a television or home workout equipment, give the decision time to settle in. Contemplate the purchase for 30 days and if the desire is still there, go ahead and buy what you want if the funds are applicable. But if you buy with impulse, you'll often wind up spending money on things you don't really need.
Upgrade Food Storage 
Eating out is always enjoyable, but it can get expensive if you do it too often. When there's an opportunity to save, you should take advantage, and a chest freezer might be something that can benefit you. If you have multiple mouths to feed, buy in bulk at BJ's or Costco and store on-sale meat in the downstairs chest freezer. This way you always have meals ready to go to help you avoid the restaurant tab.
Calm Your Credit
If you're in the market for a new home or car in 2017, you should avoid other large scale purchases. You want to keep your credit in tact so that nothing can interfere with you and your dream home. Major appliances, entertainment systems and big vacations should wait until after you've moved into a new home. 
Upgrade Plumbing Fixtures 
  • Toilets- Upgrade to a toilet that offers a dual-flush option. It will dispense only the necessary amount of water to dispose of specific types of waste rather than using excess water for no reason. 
  • Faucets- Upgrading your faucet is a great way to save the environment and your wallet. When you find the look you want, make sure it meets the EPA standard for flow-rate of 1.5 gallons per minute or less. 
  • Shower heads- Did you know that your shower accounts for almost 20% of your home's water usage? While this number is high, there are ways you can reduce it. One of them being an upgrade to a WaterSense approved shower head that uses up to 50% less water.

5 Expenses All New Homeowners Should Be Aware Of

Before setting out to buy a house, one of the most obvious things to do is sit down and figure out where you stand financially and determine what you can afford - here, you'll take into consideration things like estimated mortgage payments, insurance, and property taxes.

However, although these are some of the "big" expenses, there are several others that must not be forgotten, as they too have a large impact on what becomes realistic for you. To help you ensure that you're looking for homes that are within your budget (remember - you don't want to take on too much and become "house poor"), we've listed out some additional expenses all homeowners should be aware of below.

Utilities
Your utility bills include things like electricity, water, and gas. Even if you're already living in your own home, don't assume that what you pay in utilities now will transfer over exactly to your new home - if it has more square footage, expenses may go up as there is more space to heat and cool throughout the year (just as an example).

Cable
It would be pretty hard to live without TV and WiFi these days! If you'll be using the same provider for your new home as you were in your last home or apartment, you can likely estimate your future cable expenses pretty well. But, if you plan to add additional TVs and cable boxes or upgrade your WiFi, you should prepare for a change in costs.

Landscaping
This one is especially important for you to know if you're going from renting to buying. Of course there are some homeowners who choose to eliminate landscaping costs by doing the work themselves, but even in that case it still becomes your responsibility to purchase the tools and materials needed to take care of your yard.

Repairs
Even if the home you buy is not a fixer-upper, keep in mind that things like the roof and HVAC system won't last forever. If you choose a home where you know repairs will be needed sooner rather than later, you'll need to make room in the budget beforehand so that you aren't scrambling to save and cover such costs right after moving in.

Homeowner Association Fees
If you're hoping to purchase a home in a community, especially one with amenities such as a swimming pool, fitness center and clubhouse, there may be a homeowner association fee required to cover costs such as ground maintenance - this fee may be monthly, quarterly or yearly.

If you're getting ready to start house hunting, don't forget to consider these costs when coming up with your budget. And as you do so, a good trick is to even overcompensate for some of these expenses so that you're prepared financially in case something should surprise you down the road.

How long is the grievance process?
Answer: The process is a long one. It could take 18 months from beginning to end. However, regardless of when your particular case is settled, the results will always be retroactive to the beginning of the tax year for which you filed your property tax grievance. 
What is the cost if I do win a property tax reduction?
Answer: If you win a reduction, our fee is a percentage of the first year of savings. 

When is filing time?
If you are a Nassau County homeowner, filing is from January 1st to March 1st. If you are a Suffolk County homeowner, filing is from May 1st-May 19th. 

What if my request is turned down?
Answer: If your request is turned down, your property taxes will remain unchanged. There are no penalties and you can file again the next year if you'd like.

What is property tax grievance? 
Property Tax Grievance is a formal complaint against the assessed value of your property. There are two levels: Administrative Review (BAR OR ARC) or Judicial Review (SCAR).

What is a property tax assessment?
Property assessment is one of the factors used by local government and schools districts to determine the amount of your property taxes. A property assessment is based on market value. Market value is how much a property would sell for under normal conditions.

When is filing time?
Nassau: January 1st-March 1st
Suffolk: May 1st-May 19th

Why do taxes go up every year?
Your property taxes (assessment) which appear on your tax bill, are multiplied by the tax rate to determine what you pay in taxes. Tax rates generally increase every year, so even if your assessment remains unchanged, your taxes increase.

What can I do about this?
As a homeowner, you are entitled to file a property tax grievance. This allows your assessment to be reviewed by the assessor to see if a reduction is warrented. If the assessor does not reduce your assessment, an appeal can be filed to have an impartial hearing officer determine if your house is overvalued for tax purposes.

What if my request is turned down?
Your property taxes will remain unchanged. There are no penalties, and you can file again next year if you choose.
