With the Nassau County deadline being March 1st, there are only a few short weeks left to file a grievance. The term 'weeks' might make you say; "No worries, I have time," but there are some big events and holidays in February that might derail you. Check out what is coming up and remember to file your grievance in the last week of January to avoid the trouble!

There are so many other things to worry about on the calendar that submitting an application can easily slip through the cracks. But you can NOT afford for that to happen. Whether you're looking to relocate on Long Island or move away altogether, there is still one big elephant in the room. It's your current home and selling it NEEDS to be your top priority. But at this time of year, the housing market isn't exactly what you would call 'hot,' and this deters a lot of buyers and sellers. But we are here to tell you that you CAN sell in the winter and here's how you can do it»

Spring Looks Better 
In most cases, you don't just up and decide to sell your home on a whim. There's usually months of discussion and contemplation before the final decision is made. So do yourself a favor and take some pictures of your home in the warmer weather so potential buyers can see your landscaping and get a better overall feel for your property. We all know the winter is a dreary looking season.
Maintain. Maintain. Maintain 
It's absolutely critical to go above and beyond with your home maintenance in the winter months. You don't want a potential buyer slipping on some ice or walking into your home when the heat is broken. Make sure you are salting, shoveling and keeping up the outside while you pay a professional to inspect your heating systems.

With the sun taking some time off, you should add some extra lighting around your home. Make sure your walkway is lit for open houses and that those bulbs are new and ready to last. This will give your home the look it needs to reel in the perfect buyers. 
Take Advantage of the Slow Season 
While Spring and Summer are definitely the hot seasons, there is no harm in taking advantage of the lesser competition. If you have a wonderful product (your home), it is going to matter what time of year you sell it. If anything, it is only going to help your selling price because there are less homes to undercut you. 
Flexibility is Key 
You need to be understanding of people's schedules and travel restrictions at this time of year. If you had a scheduled showing for 4pm and it's snowing outside, you need to be able to tolerate tardiness. The same goes for an Open House that doesn't get as many visitors as you had hoped. New Ways to Save in 2017!

The turning of the calendar into 2017 marks the official end of the holiday season. If you have a family, this is usually the time of year you try and cut back to make up for the previous months spending spree. We wanted to get you started with some of our favorite money saving tips that you can implement in this upcoming year. 

Implement The 30 Day Rule
If there is something you want like a television or home workout equipment, give the decision time to settle in. Contemplate the purchase for 30 days and if the desire is still there, go ahead and buy what you want if the funds are applicable. But if you buy with impulse, you'll often wind up spending money on things you don't really need.
Upgrade Food Storage 
Eating out is always enjoyable, but it can get expensive if you do it too often. When there's an opportunity to save, you should take advantage, and a chest freezer might be something that can benefit you. If you have multiple mouths to feed, buy in bulk at BJ's or Costco and store on-sale meat in the downstairs chest freezer. This way you always have meals ready to go to help you avoid the restaurant tab.
Calm Your Credit
If you're in the market for a new home or car in 2017, you should avoid other large scale purchases. You want to keep your credit in tact so that nothing can interfere with you and your dream home. Major appliances, entertainment systems and big vacations should wait until after you've moved into a new home. 
Upgrade Plumbing Fixtures 
  • Toilets- Upgrade to a toilet that offers a dual-flush option. It will dispense only the necessary amount of water to dispose of specific types of waste rather than using excess water for no reason. 
  • Faucets- Upgrading your faucet is a great way to save the environment and your wallet. When you find the look you want, make sure it meets the EPA standard for flow-rate of 1.5 gallons per minute or less. 
  • Shower heads- Did you know that your shower accounts for almost 20% of your home's water usage? While this number is high, there are ways you can reduce it. One of them being an upgrade to a WaterSense approved shower head that uses up to 50% less water.
