What is property tax grievance? 
Property Tax Grievance is a formal complaint against the assessed value of your property. There are two levels: Administrative Review (BAR OR ARC) or Judicial Review (SCAR).

What is a property tax assessment?
Property assessment is one of the factors used by local government and schools districts to determine the amount of your property taxes. A property assessment is based on market value. Market value is how much a property would sell for under normal conditions.

When is filing time?
Nassau: January 1st-March 1st
Suffolk: May 1st-May 19th

Why do taxes go up every year?
Your property taxes (assessment) which appear on your tax bill, are multiplied by the tax rate to determine what you pay in taxes. Tax rates generally increase every year, so even if your assessment remains unchanged, your taxes increase.

What can I do about this?
As a homeowner, you are entitled to file a property tax grievance. This allows your assessment to be reviewed by the assessor to see if a reduction is warrented. If the assessor does not reduce your assessment, an appeal can be filed to have an impartial hearing officer determine if your house is overvalued for tax purposes.

What if my request is turned down?
Your property taxes will remain unchanged. There are no penalties, and you can file again next year if you choose.

How Often Can I Challenge My Property Taxes?
Nassau and Suffolk homeowners are among the highest tax payers in the United States.  You have the legal right to fight back - but there is only a small window in which you can accomplish this.  You can fight your property taxes once a year during this period.

How Are My Taxes Determined?
Taxes are determined based on your market value.  Once your market value is determined, they multiply that times your RAR, or your residential assessment ratio.  This gives you an assessed value.  Then they take the assessed value times your tax rate to get your property taxes.  We know that it can be difficult to determine this number on your own.  At PTRC, we accurately determine your property taxes and help you pay the lowest possible property tax as required by law.
