Toys For Tots

For 71 Years The Marine Corps Has Been Making a Difference in the Lives of American Families.

Toys for Tots started in 1947, it was the brainchild of Marine Corps Reserve Major Bill Hendricks, but mainly his wife, Diane, who was the real inspiration.

Since this idea began, more than 548 million toys have been given out to those children in need. As of today, we are counting down the days to Christmas. We here at PTRC are an official drop off location, which means are we accepting toys from the public.

What is Property Tax?

Property tax is the amount of tax that a homeowner needs to pay every year for owning that property. It is a type of ad valorem, a term derived from Latin which means 'according to value'. The tax of a property is calculated based on the assessment of the value of the property.

Local property taxes imposed on every homeowner in the locality is used to fund many public properties and service such as schools, libraries, and fire department. This tax is the major source of funding in most counties across the United States. Some property tax bills show how the funding is used and distributed and what portion of the money goes to any specific public expense.

Assessing property tax is done entirely by the local tax assessor's office upon the guidance of PTRC. It is calculated every year or once in five years depending on the state and local laws. The tax assessment is first sent out to homeowners which is followed by actual tax bill for the property. The final assessment is based on the estimation of the market value plus other elements such as sales comparison, cost method, and income method.

While comparing sales, your property is compared with other similar properties that were sold in the recent months or years. It is then adjusted to variables that may increase or decrease the value of your property such as home additions, improvements and renovations. In the cost method, the assessor will calculate the total cost of rebuilding the property from the ground up taking into account labor and materials used.

If the property is old, depreciation is factored in as well. The cost is then added to the value of the land. For business and commercial properties, the PTRC assessor will use the income method to arrive at the final assessment. Here, the income that the property would generate if it is rented out is calculated based on rental rates, maintenance cost and other expenses.

The property's assessment is finally multiplied with the local tax rate. This rate is usually called as mill rate. One mill is equal to $1 for every $1000 of the value of the property or depending on what the local or state government has determined. The final value of the mill rate may vary from one region to another. Local government often decide how much tax revenue should be generated in order to keep the public services up and running.

Buying your first home is a joyous occasion. Images of barbeques and housewarming parties often flood your mind when you finally get to purchase your first home. There are a few things to look out for, though. New responsibilities arise when you become a homeowner. One of those responsibilities is your property tax assessment.

In short, the state assesses your property value and may make changes to your already established property tax. In some cases, this can be a dramatic increase that costs you financially. Luckily, PTRC or otherwise known as Property Tax Reduction Consultants is here to help when you feel that your tax assessment has given you an unreasonable or uncalled for a tax hike.

SCAR Petitions and How PTRC Can Help

One of the ways you can combat an unreasonable property tax hike is to file a SCAR Petition. A SCAR Petition is better known as a small claims assessment review. Basically, when you get the bad news that your property taxes are going up considerably, you have thirty days to file for an opportunity to have a special small claims court review your case again.

This is only for homeowners, though. To be eligible to file, you must own a one, two, or three family home that is three stories tall or less. This counts for condominiums, too. The state charges a thirty dollar fee to file and you must file within a specified time frame if you want to get your case reviewed.

October Events in Long Island

Long Island is a beautiful place to be and for many, the fall months mean great opportunities for events that the whole family can enjoy. However, not everyone knows what there is to do or where they can find some of the most exciting events.

Because we know that families need to have some fun when not worrying about property taxes, we encourage you to learn about some of the events that are happening and how you can enjoy them. Here are some of the best things you can do in Long Island this October.

37th Annual Montauk Fall Family Festival

The 37th Annual Montauk Fall Family Festival will kick off on Saturday, October 6 from 11:00 a.m. to 5:00 a.m. at The Montauk Green with a wide array of things for you and your family to do. Enjoy live music, Long Island beers and wines, foods with an Oktoberfest theme, street painting, inflatable rides, and more.

There’s even a free 30-horse carousel and a Farmer’s market.

Haunted Hatchery

The Haunted Hatchery will take place on Saturday, October 27 from 2:00 p.m. to 5:00 p.m. at the Cold Spring Harbor Fish Hatchery & Aquarium. The not-so-scary event welcomes all families ($6 for adults and $4 for kids) to come out and trick-or-treat through the Hatchery and Aquarium.

Long Island Fall Festival

Between October 5 and October 8, the Long Island Fall Festival will take place at Heckscher Park. This event is a true celebration of community spirit and offers four entertainment stages, a fully equipped carnival, arts and craft vendors, food and drinks, and more. Admission to the public is entirely free.

Scarecrow Competition

Going on throughout the entire month at the Stony Brook Village Center, there will be more than 30 scarecrows on display with individuals voting for their favorite! It’s 30+ different organizations coming together to create a display for the public.

Aquariums in Long Island

The Long Island Aquarium Exhibits

There is always something fun to do on Long Island. The shopping, restaurants, and attractions are some of the best in the world. There is excitement in the air, and it can be challenging to decide what to do first. Wrap up the summer with a trip to an aquarium.

The Long Island Aquarium and Exhibition Center

This is where the Coral Reef Exhibit can be found. This is a thirty-foot long coral reef display with 20,000 gallons of water. The natural reef ecosystem features a back reef, reef wall, terrace, and crest. Viewers will delight in the 800 varieties of marine life and fish including tangs, angelfish, sea urchins, wrasses, sea cucumbers, gobies, crabs, and snails. There are soft and stony corals, coralline algae and anemones. Natural aquatic behavior is showcased by the diversity and size of the reef.

The Sand Shark Lagoon appears as visitors cross the delightful wooden bridge. On one side are the North Shore's rock-strewn beaches and towering bluffs with the other side depicting the South Shore's salt marshes and rolling dunes. 

This exhibit features the same types of fish seen off Long Island's shores. Every fish in the exhibition was caught locally, usually in Shinnecock Bay or Peconic Bay. One of the most plentiful sharks on the United States Atlantic coast are the sand sharks. They are featured in this exhibit along with common Long Island fish including striped bass, clearnose skates, smooth dogfish sharks, fluke, weakfish, tarpon and a lot more.

The Koi Pond showcases the national fish of Japan, the Koi. These fish are prized for their vibrant markings and numerous colors. They grow up to three feet long, live approximately fifty years and live in cold waters. Their diet includes plant life, insects, worms, and shrimps. The Koi Pond has a variety of aquatic plants as well including water lilies, water hyacinth, papyrus, canna and water lettuce.

The Sea Lion Coliseum

It is challenging to meet the thirteen-year-old, 400 pound California sea lion named Java and not fall in love instantly. Every day visitors at the aquarium enjoy a spectacular fifteen-minute show. Java has some fantastic moves including using her incredible flexibility to touch her nose to her lower back, high five her trainer and boogey to the dance tunes. The Sea Lion Coliseum is an excellent way for a family to spend the afternoon.

Determining Property Taxes

To find out how much your property tax bill will be, all you have to do is multiply your property's assessment (which is your assessment minus exemptions) by the tax rates for municipalities, counties, school districts and special districts.

Now, for those who are thinking of purchasing a home, chances are you're looking at the listing to give you a good idea about what you'll be paying in property taxes. However, it's important to keep in mind that what you see on the home's listing is typically a summary of the current year's property tax bill - when homes are sold, assessed values tend to change, which, you guessed it, impacts your property taxes on that particular home. It's also important to remember that the current homeowner may have been eligible for exemptions that might not apply to you, and also, what the home was assessed at for the current homeowner might not be an accurate reflection of the market value to date.
